The property known as LA PEIGNARDIERE ("the Property") is offered
for holiday rental subject to confirmation by Mr & Mrs P.P.Miller
("the Owners") or their agent brittanycottages.com to the renter
(the Client).

To reserve the "Property" the Client should complete
and submit the booking form and return it, brittany cottages will
then reply with details of how the initial non-refundable deposit
(25% of the total rent due ) can be made, The property will
be held for a further period of 7 days awaiting payment of the deposit,
upon receipt of the deposit , the Owner will send a confirmation
e-mail. This is the formal acceptance of the booking.

The balance of the rent together with the security deposit ( see
clause 4 ) is payable not less than eight weeks prior to the start
of the rental period. If payment is not received by the due date
, the Owner reserves the right to give notice in writing that the
reservation is cancelled. The Client will remain liable to pay the
balance of the rent unless the owner is able to re-let the Property.
In this event clause 6 of these booking conditions will apply. Reservations
made within eight weeks of the start of the rental period require
full payment at the time of booking.

A security deposit of £100.00 or ( €150:00 ) per rental /letting
period is required in case of, for example, damage to the property
or its contents. However the sum reserved by this clause shall not
limit the Clients liability to the owner. The Owner will account
to the Client for the security deposit and refund the balance due
on the day of departure or within 14 days of the end of the rental
period.

Any chargeable expenses arising during the rental period (electricty
etc if appliciable) can be either settled on invoice or set against
the security deposit if no prior arrangement has been made.

Broadband is only available weekly by request from 0900hrs - 1700hrs
each day at no charge, UK television is available by request at
no charge, Electricity is metered at £0:16 per Kilowatt used.

Central heating is free from 1st November - 1st April at all other
times it is chargable at £20:00 per week.

The indoor heated swimming pool is heated via an Evacuated Tube
Solar Panel on the roof, while this is very efficient and depends
on light, not necessarly sunlight, the heat of the pool is seldom
less than 18 - 19 degrees but normally about 25 - 28 degrees, during
the months of October - March a heating system can be turned on
to raise the heat of the pool, if the client requests this, then
there is a charge to cover the additional heating costs of £35:00
per week. The pool is used entirely at the risk of clients,
all children must be supervised at all times by a parent or a responsible
adult. Should the pool require repairs then these will be carried
out as soon as is reasonably possible.

Subject to clauses 2 and 3 above in the event of a cancellation,
refunds of amounts paid will he made if the Owner is able to re-let
the "Property ", and any expenses or losses incurred in so doing
will be deducted from the refundable amount. The Client is strongly
recommended to arrange a comprehensive travel insurance policy (including
cancellation cover) and to have full cover for the party's personal
belongings, personal and other accidents and public liability etc.,
since these are not covered by the Owner's insurance.

The rental period shall commence at 4.00pm on the first day and
finish at 10.00am on the last day (unless previously otherwise agreed
). The Owner shall not be obliged to offer the accommodation before
the time stated and the Client shall not be entitled to remain in
occupation after the time stated (unless previously agreed).

The maximum number of people to reside in the "Property " must
not exceed the number stated on the booking form unless the Owner
has given written permission.

The Client agrees to be a considerate tenant and to take good care
of the " Property " and to leave it in a clean and tidy condition
at the end of the rental period including the removal of any domestic/household
waste created during the letting period. The Owner reserves the
right to make a retention from the security deposit to cover cleaning
costs if the Client leaves the property in an unacceptable condition.
The Client also agrees not to act in any way which would cause disturbance
to those resident in neighbouring properties.

The Client shall report without delay by telephone any defects
in the property or breakdown in the equipment, plant, machinery
or appliances in the property or garden, so that arrangements for
repair or replacement can be made with out unnecessary delay. Said
telephone call will also avoid any misunderstanding with regard
to the responsibility for the said damage.

The Owner shall not be liable to their Client:
For any temporary defect or stoppage in the supply of public services
to the " Property ", nor in the respect of any equipment, plant,
machinery or appliance in the property or garden.
For any loss, damage or injury that may occur while on the owners
property howsoever caused For any loss damage or injury which is
the result of adverse weather conditions, riot war, strikes or other
matters beyond the control of the Owner.
For any loss, damage or inconvenience caused to or suffered the
should the " Property " be destroyed or substantially damaged before
the start of the rental period and in any such event the Owner shall,
within seven days of notification to the client refund to the Client
all sums previously paid in respect of the rental period.

The Owner reserves the right to vary these conditions for this
holiday cottage without prior notice.

Under no circumstances shall the Owners liability to the Client
exceed the amount paid to the Owner for the rental period.
