Description

'The Perfect Spot' for a relaxing holiday as described by our guests. Charming cottage in the River Vilaine Valley with large south facing patio. Everything you will need for selfcatering. You will feel right at home here in this beautiful tranquil spot. Relax and enjoy the peaceful surroundings. Watch the boats as they make way along the river. Enjoy the wildlife of this region and the large variety of birds to be seen in the nearby trees and along the river bank.

Location

The cottage is situated in the southern corner of Ille et Vilaine at the top of the village of La Louzais, so you can enjoy the view and tranquillity of this area. It has a south facing fenced garden. The large patio is a real sun trap. There is a decking area with a covered gazebo. New shrubs have been planted and there are the mature trees around the garden which will offer some shade in summer. There are spectacular panoramic views of the surrounding countryside and the River Vilaine from the brow of the hill. There are some interesting walks over the hill and down to the river. The footpath and cycle path follow along by the side of the river, with some rustic benches where you can rest and enjoy the view. There is also a road that runs in both directions beside the river with plenty of parking spaces. It is ideal for picnics and for fishing.

Accommodation

THE HALL has an electric radiator, hall table with mirror above, coat rack and plenty of room below for walking boots, shoes, buggies etc.

THE LOUNGE has two two-seater sofas, coffee tables, Sony Bravia TV with English & French programmes available, DVD player, and we also provide a popular selection of DVD's for your entertainment. Heating is by electric radiator for the odd chilly evening and pretty wall lamps give the room a relaxed feel. There are French doors leading to the large patio area. There is an electric fan to keep you cool on those hot days.

THE DINING AREA has a large table are four chairs, electric radiator, Welsh dresser with a good supply of English books and basic French Dictionary, as well as board games for all the family. Here there is another set of French doors leading to the patio area and the built-in BBQ.

THE KITCHEN is well equipped with 4-ring gas cooker with grill and separate oven, washing machine, tall fridge/freezer, microwave, toaster, electric kettle, filter coffee machine, crockery, cutlery and glasses and everything you will need for a self-catering holiday. An iron and ironing board are also included. A fire extinguisher and fire blanket are situated on the wall of the kitchen. Please note you will need to provide your own hand towels and tea towels. (Towels can be hired for the duration of your stay)

BEDROOM 1- This is a double bedroom with wardrobe and dressing shelf, bedside cabinet, chair and lamp. Bed linen, duvets, pillows and a hairdryer are provided. French electric sockets are located above the dressing shelf. If you are bringing your own hair tongs, hairdryer or shaver you will need a French to English adapter.

BEDROOM 2- This is a twin-bedded room with two twin divan beds with under bed storage, wardrobe, large three drawer chest with mirror, bedside cabinet with table lamp and a chair.

THE SHOWER ROOM has a screened walk-in shower, extractor fan, wash basin, toilet, bathroom cabinet and wall heater. There is also a separate toilet off the hallway. Please note you need to provide your own towels.

THE GARDEN The patio is south facing and is a great sun trap with views of the river. Also included are garden furniture, parasol, loungers, BBQ and there is a covered gazebo on the decking area. There is also a Boules court (boules are provided).The front garden and the patio are level - the back garden is on a slope. At the far end of the cottage is a garden shed where you can store your bicycles and is also where the garden furniture is stored. Exterior lighting - there are lamps front and rear of the property and also an electric socket near the patio.

There is amply parking at the front of the cottage along the side of the lane for parking cars and boats.
